What cookies and storage are
Cookies are small text files a website stores in your browser. Similar technologies include local storage and session storage, which also keep small amounts of data in your browser. We use the word "cookies" below to cover all of these. Some are set by us ("first-party") and some by the services we use ("third-party").

Analytics Off until you opt in
These help us understand how the site is used (which pages are popular, where visitors come from, and where things could work better) so we can improve. We use Google Analytics 4. Analytics runs only after you accept it, and you can withdraw at any time. Until then, using Google Consent Mode, analytics storage stays denied.

The exact analytics cookie names and lifetimes are set by Google and may change; the list above reflects standard Google Analytics 4 behavior. We do not enable Google Ads or advertising features.
How we ask for your consent
On your first visit, a banner appears with three choices: Accept all, Necessary only, or Cookie settings (which lists every processor we hand off to, what triggers each one, and how long the data is kept). The banner keeps appearing until you confirm a choice; once you do, it does not follow you from page to page. Before you choose, and if you choose Necessary only, analytics stays off. We implement Google Consent Mode v2, which means analytics defaults to "denied" until you opt in.
We also respect Global Privacy Control (GPC) and Do Not Track browser signals. If your browser sends one, we treat it as a request not to enable analytics.
How to change your choice or remove cookies
- On this site. Use the "Cookie settings" link in the footer of any page, or the button above, to reopen your choices at any time.
- In your browser. You can block or delete cookies in your browser settings. If you delete the cookie that stores your choice, we'll ask again on your next visit. Blocking strictly necessary cookies may stop parts of the site or portal from working.
- Google Analytics opt-out. You can also install Google's Analytics Opt-out Browser Add-on.
Third-party services
Some features load content from, or hand off to, other companies, which may set their own cookies or receive request data under their own privacy terms:
- Google LLC. Google Analytics (only after you opt in), Google Fonts, and the Firebase services that run the client portal. If you choose Google Sign-In on the portal login page, Google's sign-in window (accounts.google.com) may set its own cookies as part of authenticating you.
- Stripe, Inc. When you pay an invoice you are taken to Stripe's checkout pages, which set Stripe's own cookies for payment security and fraud prevention.
- Esri & OpenStreetMap. The quote map loads satellite imagery from Esri and looks up addresses through OpenStreetMap's Nominatim service; both receive standard request data when the map is used.
- Content-delivery networks. Some portal tools load libraries from Cloudflare cdnjs and unpkg, which receive standard request data, such as your IP address, when the files load.
- Web3Forms. Our quote form is delivered through Web3Forms, which processes the submission server-side and sets no cookies on this site.
